What this means where you live
One home in ten in Florida City was built in 2020 or later, the highest share of very recent construction anywhere we cover, and only three in ten are lived in by their owner. That produces a distinctive mix of work: doors young enough that nothing has worn out, where the fault is almost always something left wrong at handover, and a steady amount of commercial and agricultural work at the southern edge of the county that has nothing to do with houses at all.
Handover faults, and who should pay for them
On a door under five years old the recurring findings are the same four every time: force and travel limits left at factory values on a door that had never been cycled, safety eyes mounted but never aligned properly, a spring wound to a nominal weight instead of the assembly as actually built, and track set true to a level rather than to the opening it serves. All four are handover work, all four are adjustments rather than parts, and all four are things somebody was paid to get right the first time.
That matters for who pays. On a recent build there is frequently still a workmanship obligation on the installer and a manufacturer's warranty on the components, and the first thing worth doing is establishing which applies before anybody is invoiced. We will tell you when we think that is the case, and we will charge for the visit and the diagnosis rather than for a repair somebody else owes you.

The doors that are not house doors
At the southern edge of the county a large part of what needs a door is not residential: packing sheds, cold stores, equipment barns, service yards and small industrial units. Those take rolling shutters, high-lift sectional doors and sometimes a simple sliding gate, and they are specified on duty cycle, clear opening and how quickly a vehicle has to get through rather than on how they look from a street.
The specification error that costs most here is fitting a residential-grade assembly to a commercial opening because the quote looked better. It holds up for a season; then heat builds in the motor through the afternoon, the door hangs half-open and everything halts with a vehicle sitting under it. On a working site that is not an inconvenience, it is a day lost, and it is entirely avoidable at the quoting stage.

Get your door looked atRepair usually makes sense when…
- The door is under ten to twelve years old.
- The damage is limited to one part.
- The sections and the frame are still sound.
- You want the cheapest fix that actually holds.
Replacement is worth pricing when…
- The door is fifteen years old or more.
- Something fails every few months.
- There is rust through a section, or storm damage.
- You want insulation, or an approval you can show.
New-build and commercial questions from Florida City
The house is two years old and the garage door already sticks. Is that normal?
It is common rather than normal: at two years nothing has worn out, so a sticking door is telling you about how it was set up.
- A track out of line along one side
- One roller catching somewhere along its run
- A balance that was wrong from the start
On a house that recent it is worth checking whether the installer still carries an obligation before you pay anybody.
What is a high-lift garage door, and do I need one?
A high-lift door runs its track further up before turning horizontal, so the open door sits higher and leaves clear height beneath it.
- On a house it is unnecessary
- In a workshop with a lift it changes everything
- It needs the headroom, so measure that first
Does Florida City issue its own garage door permits?
The city runs its own building department, so a door replacement is reviewed here rather than at the county.
- A commercial opening gets a broader review
- Life-safety and egress can enter the file
- We establish the category before quoting the permit
We run vehicles through a door all day. What should we specify?
Start from cycles per day rather than from a product, because that number decides everything downstream of it.
- The motor class the opening needs
- Shutter or sectional
- Safety devices suited to vehicle traffic
- And the service interval that follows
Where this applies
Leisure CityHalf of Leisure City was built before 1980 and the median home dates from 1981, which means a great many garages here run an opener from the nineteen-nineties or two-thousands that works perfectly and whose original handset has not been manufactured for years.1981median year a Leisure City home was built
