Commercial pricing
A commercial door is priced by how often it opens, not how wide
Installed commercial doors run from roughly fifteen hundred to seven thousand dollars each, and the spread has almost nothing to do with the size of the opening. What drives it is the duty cycle — a door opened four times a day and a door opened forty are different machines, with different spring counts, different bearings and a different operator, even when the hole in the wall is identical.

Standard springs are rated around ten thousand cycles. A loading bay doing forty openings a day burns through that in well under a year, which is why the same door quoted at the low end of the range becomes an annual repair line rather than a capital purchase. High-cycle assemblies cost a fraction more up front and are the difference between a door that is maintained and a door that is constantly being fixed.
The operator follows the same logic. A residential-grade head unit fitted to a commercial opening is the most common false economy we are called out to, because it was designed for a household's handful of cycles and is being asked for an order of magnitude more. It fails on the busiest week of the year, which is the week it costs the most to be without.

Where the code sits on a commercial opening
The distinction that decides the paperwork is whether the door closes a conditioned space or simply secures an open structure. A door in the building envelope is opening protection and carries the same approval requirements as a house door in the same county. A shutter closing off an uncovered parking level counts as security hardware, and it is assessed on a wholly different footing.
Settle that classification first: it decides both the product specified and the sum on the estimate. It is also worth settling who commissions the work: on a leased unit the answer is in the lease, and paying for the landlord's side of that line is rarely recoverable afterwards.

| Work | Typical range | What moves the price | |
|---|---|---|---|
| Commercial roll-up or sectional door, installed | $1,500 – $7,000 | Per door, and the spread is the duty cycle: a door opened forty times a day is a different machine from one opened four. | Book this — Commercial roll-up or sectional door, installed |
| Garage door opener, supplied and installed | $380 – $1,400 | Unit $180–700, labor $150–450. Wall-mount units sit at the top of the range; chain drives at the bottom. | Book this — Garage door opener, supplied and installed |
| Off-track realignment | $200 – $350 | Assumes the track itself is straight. A door pulled off by a vehicle usually bends the track, and that is a different repair. | Book this — Off-track realignment |

Commercial garage door cost and downtime
Can a residential opener run a commercial garage door?
It will work for a while, and that is the trap. The head unit is rated for a household's cycle count.
- A commercial opening asks for ten times that
- Failure is a question of when, not if
- It lands during the heaviest week
On a leased unit, who pays for the commercial door?
The lease says, and it is worth reading before commissioning anything at all.
- Structural elements: usually the owner
- Equipment serving the operation: usually the tenant
- A roll-up door can be argued either way
Getting the agreement in writing before the work costs one email and settles a dispute that otherwise arrives with the invoice.
How much downtime does a commercial garage door replacement need?
A day per opening once the door is on site. The lead time before that is where the schedule actually lives.
- A commercial assembly is built to the opening
- It is not pulled from stock
- Book the survey before the door starts failing
Businesses that plan the change around a quiet week pay the same and lose far less.
