A jamb out of square shows up as a door that seals on one side only, and no amount of adjustment fixes a wall. It is checked before ordering, because after delivery it is an argument rather than a measurement.
2.Insulation changes more than temperature
An insulated door is stiffer, heavier and considerably quieter. The stiffness matters on wide openings, the weight matters to the springs, and the quiet matters when the garage shares a wall with a bedroom.
3.The file matters when the house sells
A closed permit and the approval documents are what a buyer's inspector asks for, years later. They are far easier to hand over than to reconstruct, and we leave both with you.

Why a door replacement never finishes in one visit
The panel is ordered against your exact opening, and on a rated door the approval paperwork and the permit come before anything is unbolted. Anyone offering to replace a garage door the same day in this county is either fitting something that was already in a warehouse, or skipping the permit. Both are visible later, and the second one is visible when you sell.
What happens to the old door
It leaves with the van the same day, sections and hardware together, and the opening is left clean for the inspection. Disposal is part of the quote rather than a line that appears at the end, because a door left stacked in a driveway is the most common complaint about this job and the easiest one to avoid.

Can you fit it the same week?
The fitting is a day. What sets the date is the lead time on a door approved for your exact width, and the permit. That is why the survey happens early rather than late.
Do I need a new opener too?
Not automatically. An insulated door weighs more, so the springs are resized either way; the opener only changes if it cannot drive the new weight or lacks current safety devices.
Is insulation worth it here?
For a detached garage, rarely for temperature alone. For a garage under living space or sharing a bedroom wall, the difference in noise is the reason most people are glad they did.
What if my jamb needs rebuilding?
We tell you at the survey, with the cost separated from the door. It is the item most often discovered late elsewhere, and it is the reason we open the render before ordering.

Gauge, and why the number goes backwards
Steel thickness is quoted as a gauge, and the scale runs the wrong way round: a lower number is thicker metal. Most residential doors land between 24 and 27, and the gap between the ends of that range is what you feel when a shopping trolley meets a panel. It also shows in the long run, because a thinner skin dents where a thicker one flexes, and a dented panel on an approved door is not something you touch up — it is a section replacement with an approval attached.
The wood-look finishes that sell well in this county are almost always a print or an overlay on that same steel, which is not a criticism — real timber in this humidity is a maintenance contract nobody warns you about. What matters is knowing which you are buying, because the two are priced apart and only one of them warps.
Insulation is about the room, not the bill
An insulated door is sold on energy savings and bought, here, for something else. A South Florida garage is a heat store with a car in it, and it usually shares a wall with a bedroom; the difference an insulated panel makes to that room is immediate, while the difference it makes to a power bill on an unconditioned space is mostly theoretical. Buy it for the wall it touches.
It has a second effect that nobody advertises: an insulated section is stiffer than a hollow one, so it flexes less under pressure and it is quieter on the way up. That stiffness is also why insulated panels weigh more, which loops straight back to the spring specification and to whether the existing opener can still lift what you have chosen.
Hardware is the last of the four and the one most often left off a quote. Rollers, hinges, brackets and fixings live a few miles from salt water; galvanized and stainless components cost a little more on the day and are the reason a door still runs quietly in year eight. Ask what is being fitted, because a good panel on cheap hardware fails at the hardware.

Buying a new garage door in a hurricane county
Can I install a garage door without hurricane approval in Miami-Dade?
No. Miami-Dade and Broward both sit inside the high-velocity zone, so an approved assembly is the floor of the purchase and not an upgrade to it.

Can a hurricane-rated garage door have windows?
Yes, but only as a glazed section that earned its own approval — this is a specification question, not a matter of taste.
