What this means where you live
Half of Kendall West was built in a single decade, the nineteen-eighties, which means half the garage openings here were approved under editions of the South Florida Building Code that no longer exist: that code was retired in 2002 when the statewide Florida Building Code replaced it. Nothing about your door became illegal that day, but the paperwork behind it stopped being a reference anyone can use, and that is the practical problem a replacement runs into.
A retired code is not a grandfather clause
The two ideas get confused constantly and the difference costs money. Your existing door is allowed to remain: nobody is required to upgrade an assembly that was lawful when it was installed. What does not survive is the reference. The moment the door comes off, the replacement is judged against the edition of the code in force on the day the permit is filed, and an approval issued under a retired code is not a shortcut through that — it is a historical document.
The other half of the story is the reason the code changed. The editions in force when this area went up were the ones tested by the 1992 storm, and the failures that came out of it were overwhelmingly about connections rather than materials — how things were fastened to other things. It is the most useful thing anyone can tell you about an eighties door, because it aims the inspection at the anchorage, the jamb fixings and the track brackets instead of at the panels.

West of the Turnpike, and what grew there
Kendall West sits west of the Florida Turnpike, on ground that was still open when the areas east of it were finished, and it filled in fast with a mix that is unusual for the belt: fewer freestanding houses than its neighbors, a substantial share of attached homes, and a real proportion of apartment buildings. Under four homes in ten here are detached. That mix is why a quote given over the phone for this area is worth very little until somebody has established which of the three you live in.
What the whole area does share is the age of its hardware, and that is where we start. Nearly ninety-four percent of the homes here predate the current code, so the assumption on arrival is original track, original brackets, original bearing plates, and a spring that has been changed at least twice by somebody who may or may not have matched it to the door. Establishing that takes a few minutes and it decides whether the honest answer is a repair or a replacement.

Get your door looked atRepair usually makes sense when…
- The door is under ten to twelve years old.
- The damage is limited to one part.
- The sections and the frame are still sound.
- You want the cheapest fix that actually holds.
Replacement is worth pricing when…
- The door is fifteen years old or more.
- Something fails every few months.
- There is rust through a section, or storm damage.
- You want insulation, or an approval you can show.
Garage door questions from Kendall West owners
Is a 1980s garage door illegal in Kendall West?
A door that was lawful when it was installed stays lawful sitting where it is, and what you cannot do is install its equivalent again.
- A new assembly meets the code of the filing day
- That is a different document from your builder's
- The distinction only bites on replacement
What fails first on a garage door of this age?
The parts that were never on anybody's replacement list are what fail first: bearing plates, shaft, drums, hinges and the jamb fixings.
- Springs get changed because they break loudly
- The rest degrades quietly and gets left
- A recent spring on old anchorage explains the return
Can a Kendall West garage door be kept and only its fixings improved?
Bracing systems are tested as a kit with specific door types, so the answer turns on whether your door is one of them.
- A match gives a documented improvement, cheaply
- Unlisted steel produces something untested
- No inspector will credit an untested addition
Do you work on the apartment buildings in Kendall West too?
We work on their doors, and the difference is who signs: in a building the opening is almost always a common element.
- The instruction comes from the association or manager
- The paperwork is theirs, not the resident's
- Say which it is and the quote goes to the right party
Where this applies
TamiamiTamiami did not grow in one push, it grew in three — a first wave in the nineteen-sixties, the largest in the eighties, and a third through the nineties — so two streets that face each other here can carry garage doors thirty years apart.3separate decades that built most of Tamiami- Permits for door workChanging the door itself requires a building permit, filed with the approval number of the exact product going in and closed out by an inspection; repairing what is already there — springs, cables, rollers, hinges, an opener — does not.Replacementthe trigger — repairs to existing hardware are not

Hurricane-rated doorsYes — in this county a replacement door has to be approved, and approved twice over: once for the pressure the wind exerts on your particular opening, and once for what happens when flying debris hits it.2counties in the High-Velocity Hurricane Zone: Miami-Dade and Broward
