What this means where you live
We work throughout Homestead, and this is the one city in the county where the year a house was built tells you almost everything about its garage door. Andrew came ashore here in 1992, the High-Velocity Hurricane Zone came out of what it did, and the local building stock still divides cleanly into what survived that storm and what was put up afterwards under the rules it produced.
Two housing stocks, two different jobs
On a house rebuilt after 1992 the opening was designed around a rated assembly from the start: the jamb is prepared for it, the anchor pattern is documented, and a replacement is a like-for-like exercise with a permit attached. On a house that predates the storm, none of that is guaranteed. The opening may have been framed for a door that would not be approved today, the anchors may be into material that will not hold the current pressure, and the honest answer is sometimes that the wall needs work before the door does.
This is also why we will not quote a Homestead replacement from a photograph. The measurement that decides the price is not the width of the door, it is what is behind the trim on either side of it, and on the older half of this city that is genuinely unknown until someone looks.

Where the paperwork actually goes
Homestead runs its own Development Services department, and since October 2025 it has taken applications through a new permitting and licensing platform covering building, utilities, inspections and land development together. Some applications also have to clear county agencies — environmental resources, water and sewer, or impact fees — before the city will accept the submission at all, and those upfront charges are not part of what the city itself collects.
For a straightforward residential door replacement that chain is short, because a door touches neither water nor drainage. It is worth knowing it exists anyway, since it explains why a Homestead quote and a Kendall quote for the same door can carry different line items that have nothing to do with the door.
