What this means where you live
Westchester is two housing stocks under one name, and a quote made from the name alone will be wrong about half the time: a quarter of the homes here went up in the nineteen-fifties and a slightly larger quarter in the nineteen-seventies, with comparatively little in between. The boundary was redrawn before the 2020 census, when the neighboring University Park area was folded into this one, and the two halves do not carry the same openings, the same headers or the same original hardware.
Almost nothing here was built under the code in force
Ninety-seven homes in a hundred predate the first of March 2002, the day the statewide Florida Building Code took effect and the South Florida Building Code was retired after forty-five years of service. That is not a criticism of the houses; it is a statement about paperwork. It means that on almost every opening in this area, the replacement door you fit today is the first one that will ever have been judged against a product approval, and there is no earlier approval on file to match it to.
In practice that turns the job around. Instead of looking up what was there and ordering its successor, we measure the opening, look at what the header is actually made of, and then choose an approved assembly that fits both. It is slower on the first visit and considerably faster afterwards, because the alternative — ordering to a nominal size and discovering the jamb on installation day — is how a one-day job becomes three.

The fifties half and the seventies half
The older stock tends to give a narrower opening, a masonry jamb that was never designed to receive a bolted track, and in a good number of cases a garage that has been closed in and now serves as a room, with the original door left in place as a façade. The newer stock gives a wider opening, a poured or block header with more meat in it, and hardware that has already been through at least one full replacement cycle. Neither is harder to work on than the other; they simply need different parts, and the difference is not visible from a street name.
So we ask for the address and not the neighborhood, and where a photograph is easy to send we ask for one of the inside of the door, taken from the far corner of the garage. Two minutes of that removes most of the guesswork about track gauge, spring position and whether the opener rail was ever mounted to something solid.

My Westchester garage was converted into a room. Can the door still be fixed?
Where a converted garage keeps the door as a fixed facade with a wall behind it, what you are maintaining is a panel and a frame rather than a moving assembly.
