What this means where you live

Loxahatchee Groves is the one place we work where the answer to whether a door needs a permit depends on what the building legally is: Florida law exempts qualifying nonresidential farm buildings on bona fide agricultural land from the building code and from local fees, so a roll-up door on a genuine farm structure can sit outside the process while the attached garage of the house on the same parcel does not. The town settles that question through a formal determination rather than on site.

The determination is the work, not the door

The exemption is not something a landowner asserts and a contractor accepts. It attaches to buildings that are genuinely nonresidential and genuinely agricultural, on land in bona fide agricultural use, and the town runs an application to establish that a given structure qualifies. There is a fee, it is modest, and the piece of paper that comes back is what protects everybody afterwards — including you, if the property is ever sold or insured against a claim.

Two limits are worth knowing. Floodplain regulation is not waived by the exemption, so a structure in a mapped flood area stays inside that part of the rules whatever its agricultural status. And a building that is used for something other than farming — a workshop for hire, storage let to a third party, anything habitable — is not a farm building because a form says it is. Getting the classification honestly right is cheaper than defending a wrong one.

A young town on old land

The town incorporated in late 2006, which makes it one of the newest municipalities in the county while the parcels themselves and their buildings are considerably older than that. The practical effect is a lot of structures that predate any municipal record: outbuildings put up under county rules or under none, openings enlarged by successive owners, and electrical supplies that were extended rather than designed. Nobody is hiding anything; the paperwork simply never existed.

So the first visit here is an assessment rather than a measurement. We establish what the structure is, what the opening is framed in, whether there is a supply that will carry an operator safely, and what the town's record says about the building. Only then is there a sensible conversation about a door, because on this kind of property the door is usually the least uncertain part of the job.

Get your door looked at

Repair usually makes sense when…

  • The door is under ten to twelve years old.
  • The damage is limited to one part.
  • The sections and the frame are still sound.
  • You want the cheapest fix that actually holds.

Replacement is worth pricing when…

  • The door is fifteen years old or more.
  • Something fails every few months.
  • There is rust through a section, or storm damage.
  • You want insulation, or an approval you can show.

Barn and garage door questions from Loxahatchee Groves

Can I decide my building is a farm structure and skip the garage door permit?

The farm exemption is established by determination rather than by opinion, and claiming it without one creates a problem that surfaces later.

  • An unqualifying alteration becomes an open code issue
  • Attached to the property, not to the person
  • The application exists to settle it in advance

The fee on that application is small, and it is the cheapest certainty available on a parcel like this.

Does the farm exemption cover the door on an equipment barn?

If the barn itself qualifies, work on it generally follows the same status, because the exemption attaches to the building rather than to each component.

  • The practical specification does not change
  • A wide rural door still meets real weather
  • Unrated because nobody inspects is a gamble
Is there power at the outbuildings for an automatic opener?

Often there is no usable supply at the outbuildings, and that is the constraint we meet most on these parcels.

  • Extensions made informally over the years
  • Not a circuit anyone should hang a motor on
  • A supply under its own permit, or a manual bay

Checks that matter on a manual door

Do floodplain rules still apply under the farm exemption?

Floodplain requirements are not waived by the farm exemption, and they run on their own authority.

  • Exempt from the building code is not exempt from flood
  • Elevation and openings still get looked at
  • Ask the town which of the two you are inside
