The determination is the work, not the door
The exemption is not something a landowner asserts and a contractor accepts. It attaches to buildings that are genuinely nonresidential and genuinely agricultural, on land in bona fide agricultural use, and the town runs an application to establish that a given structure qualifies. There is a fee, it is modest, and the piece of paper that comes back is what protects everybody afterwards — including you, if the property is ever sold or insured against a claim.
Two limits are worth knowing. Floodplain regulation is not waived by the exemption, so a structure in a mapped flood area stays inside that part of the rules whatever its agricultural status. And a building that is used for something other than farming — a workshop for hire, storage let to a third party, anything habitable — is not a farm building because a form says it is. Getting the classification honestly right is cheaper than defending a wrong one.

The town incorporated in late 2006, which makes it one of the newest municipalities in the county while the parcels themselves and their buildings are considerably older than that.
