What a garage door warranty covers, and who gets to decide it
We do not publish a warranty length, and the reason is arithmetic rather than caution: a torsion spring is rated by the manufacturer in cycles, one cycle being a single opening and closing, so the same pair lasts three years on a door used eight times a day and fourteen on a door used twice. The terms for your job are written on the work order by the technician who has measured the spring and looked at the track, before any work begins.

Why a number printed in advance is worth nothing
Manufacturers rate torsion springs by cycle count, and the common household grade is ten thousand cycles. That figure is not a duration, it is a budget: a family that raises the door four times a day spends about fourteen hundred cycles a year and lands near seven years, while a household with two drivers and a teenager can burn through the same allowance in half that. Printing a year figure means picking one of those households and quietly hoping yours resembles it.
The second variable is the door the part is fitted to. A new spring carrying a sagging section, or a roller turning in a track that was knocked out of plumb years ago, wears against a fault it did not create and fails early through no defect of its own. Any shop willing to guarantee a part for a fixed span without seeing what it will be bolted to is guaranteeing something it has not inspected, which is a sales position rather than a commitment.
Three different promises that get called the same word
The first belongs to whoever built the part. It travels with the component, it is written by a company you will never meet, and its conditions are theirs — most of them require that the piece was installed the way the maker specifies, which is why a bargain installation can void a good part. The second covers the work itself: whether the hands that fitted it did so correctly. The third is the one people actually mean when they ask, and it is the overlap of the first two.
Keeping them apart matters when something fails. A snapped spring inside its cycle rating is a conversation with a maker; a spring wound to the wrong turn count is a conversation with the person who wound it; a door that has torn its own bottom bracket out of a rotten jamb is neither, and no warranty of any kind covers the wall it was fastened to. Asking which of the three a quote refers to separates the shops that have thought about it from the ones that have not.
What Florida gives you whatever anybody promised
State law sets outer limits that no contract shortens. An action founded on the construction of an improvement to real property must be brought within four years of the point the defect was found or should reasonably have been found, and in no event later than seven years after the certificate of occupancy or completion. That seven is recent and it is shorter than it used to be — the period was cut in 2023, and a good deal of published advice still quotes the older, longer figure.
There is a harder point underneath. These remedies presume a licensed contractor with a record: a permit where one was required, an inspection that closed, an entity that can be identified two years later. Work bought informally leaves nothing to point at, and the homeowner discovers at resale that the cheapest quote carried a cost that only came due when an inspector asked for paperwork nobody ever filed.
How ours is stated, and when you get it
The technician writes the terms on the work order after the diagnosis and before touching anything, naming the part, its cycle rating where it has one, what is covered on the labor, and what is explicitly not. You read it and sign it, or you do not, and either way the visit has cost you nothing. Nobody at this company is authorized to improve those terms over the phone afterwards, which is precisely what makes them worth signing.
Warranty questions on garage door parts and labor
How long is the warranty on a garage door spring replacement?
A spring is warranted in cycles, not months, so its life depends on how often the door is raised.
- Ten thousand cycles on the common household grade
- Roughly seven years at four openings a day
- Half of that in a two-driver household
Springs rated far beyond that grade can be fitted instead, for more money on the day, and that arithmetic is worth doing before choosing.
Does the manufacturer warranty on a garage door survive a bad installation?
Most manufacturer warranties require installation to the maker's own specification, so poor fitting can void a sound part.
- The maker sets the conditions, not the installer
- Hurricane-rated doors add the product approval terms
- Keep the approval sheet with the invoice
How long does Florida law allow a claim about garage door installation work?
Four years from when the defect was found, and never beyond seven years after the certificate of occupancy.
- Shortened from ten years in 2023
- Much published advice still quotes the old figure
- No contract term extends past the outer cutoff
Who decides what the garage door repair warranty covers on my job?
The technician who inspected the door writes the terms on the work order before starting, and nothing is agreed by phone.
- Written after the diagnosis, before any work
- Names the part, the labor and the exclusions
- The visit costs nothing whether you sign or not
Can a garage door warranty be transferred when the house is sold?
Transferability belongs to the manufacturer's terms, and a buyer's inspector will ask for the permit long before the warranty.
- Closed permit and approval sheet matter most at resale
- Undocumented work is the item that stalls a closing
