Three grades, and what separates them
Builder-grade steel wheels run directly on the track with no bearing at all, or with a handful of loose ball bearings that shed their grease within a couple of years. They are what arrives on a new tract home. Nylon wheels on an unsealed bearing are quieter and kinder to the track. Sealed-bearing nylon is a different class of part: the bearing is packed and closed, so airborne grit and salt cannot get into it.
That sealing is what matters in this county. An open bearing in a garage a few blocks from open water fills with a fine abrasive paste of salt and dust, and once that happens the wheel stops rotating and starts sliding. A sliding wheel scrubs the track, and the flat it wears on itself is what you hear as a rhythmic thump on the way up.
Reading a worn roller before it causes damage
Open the door halfway and look along the horizontal track. A healthy wheel turns freely when you nudge it and sits centered in the channel with a small even gap on both sides. A failing one wobbles on its stem, shows a bright polished band where it has been dragging, or has visible play between the wheel and the shaft.
Left alone, a seized wheel does not stay a roller problem. The stem starts to elongate its hole in the hinge, the hinge begins to tear at its fasteners, and the section edge deforms around it. Fitting a full set is cheap; replacing a panel is not.
Fit the set, and leave the bottom two alone
Rollers are replaced as a complete set because a mix of old and new heights makes the door ride unevenly. The job is straightforward on every position except two: the bottom rollers sit in the bottom brackets, and those brackets are anchored to the lift cables under full spring tension. Everything above them can be swapped by working through the hinges; the bottom pair belongs to the same category of work as cable replacement.
