What this means where you live
West Miami has the most divided housing stock of anywhere in this wave: about a quarter of it dates from the nineteen-forties and roughly a third of all units arrived in the twenty-tens, with remarkably little in between — and most of that recent arrival is not detached houses. On a single block you can find an opening built in 1948 and a building's parking entrance from 2018, and nothing you know about one tells you anything useful about the other.
The 1940s half, and its lot
Post-war housing on small city lots gives a narrow opening, a masonry surround with nothing soft to fix into, and — the part that decides how a job runs — very little room in front of it. Sections turn up as unwieldy lengths of steel, heavy and hard to hold, and if no truck can stop within reach of the opening then every one of them is carried in by hand. That is a real difference in the working day and it is the single thing a phone estimate never accounts for on streets like these.
So we ask two questions when booking in this city that we do not ask everywhere: can a vehicle stop within about thirty feet of the opening, and is there anywhere to set a section down flat while it is assembled. Where the answer to both is no, the job is still perfectly doable — it simply needs two people and a different morning, and we would rather price that honestly than discover it on arrival.

The recent half, and who owns its doors
Roughly one unit in three in this city belongs to a block of fifty dwellings or more, and what serves those blocks is a shared entrance — a shutter or a gate cycling hundreds of times daily, commissioned by a board or its agent, and chosen on duty rating rather than on looks. They are a different product from anything on a driveway, with different parts, different service intervals and different failure modes.
Because the city is small and the two housing types sit close together, contractors here often work on both, and the temptation is to carry one set of parts. That is how a domestic opener ends up on a building entrance, and how a building's spare parts get fitted to a house door that did not need them. We quote and stock them as two separate things, because that is what they are.

Get your door looked atRepair usually makes sense when…
- The door is under ten to twelve years old.
- The damage is limited to one part.
- The sections and the frame are still sound.
- You want the cheapest fix that actually holds.
Replacement is worth pricing when…
- The door is fifteen years old or more.
- Something fails every few months.
- There is rust through a section, or storm damage.
- You want insulation, or an approval you can show.
Access and age questions from West Miami
There is nowhere to park a truck at my West Miami address. Is that a problem?
Parking is a planning question rather than an obstacle, and telling us at booking is what turns it into one.
- An extra pair of hands on the crew
- An earlier start before the street fills
- A door specified in an easier configuration
My West Miami house is from the forties. Is the garage opening structurally sound?
Masonry construction of that era around an opening tends to be substantial, and what is unpredictable is exactly what sits above it.
- Building practice varied before the county had a code
- We sink a trial anchor and read the dust
- Ten minutes decides whether the track holds
Does West Miami permit garage door work, or does the county?
West Miami runs its own permitting, so the paperwork for a replacement stays inside the city.
- Fee schedules differ between jurisdictions
- So does the scheduling of inspections
- And where the record ends up afterward
Our building's gate is slow and noisy. Is it worn out?
Slow and noisy on a high-duty machine is more often a maintenance state than an end of life.
- Guides out of alignment, or a leaf binding
- Bearings run dry
- A motor working harder because something drags
On equipment cycling hundreds of times a day those symptoms appear years before the machine is genuinely finished.
Where this applies
Coral TerraceThe median house in Coral Terrace was built in 1957, and the South Florida Building Code was adopted on 29 October of that same year by county ordinance 57-22 — so half the homes here are older than the first building code ever written for this county.1957median build year here, and the year the county code was adopted- Permits for door workChanging the door itself requires a building permit, filed with the approval number of the exact product going in and closed out by an inspection; repairing what is already there — springs, cables, rollers, hinges, an opener — does not.Replacementthe trigger — repairs to existing hardware are not
