That matters on a work order, because different developers specified different opening widths, different surrounds and different original hardware, and each has its own governing documents. Telling us which of the three you are in is more useful than telling us the area, and it is the first question we ask.

What changes from one plat to the next

Four things, and all four decide the price. The rough width of the opening, because a developer who built villas specified single openings and one who built detached houses did not. What the surround is made of, because that decides the fixing. How much clear height sits above the opening, because that decides whether a standard track will fit or whether the assembly has to be low-headroom. And which set of covenants governs the exterior, because that decides whether color and glazing are your decision. None of the four can be read off a street name in this area.

The one thing all three share is their age. Eighty-four homes in a hundred here were built across the nineteen-seventies and eighties, split almost evenly between the two decades, which makes this one of the most uniformly middle-aged areas we cover. Uniform age means predictable wear, and predictable wear means we know what to look at before we arrive: fixings, bearing plates, the shaft and the bottom section, in that order.

Low headroom is the local trap

In stock of this era the space between the top of the opening and the ceiling is often tighter than a standard track assembly wants, and the consequence is invisible until installation day. A conventional set-up needs a certain clear height for the horizontal track and the spring shaft; where that height is not there, the assembly has to be a low-headroom design with the spring relocated, which is a different part number and a different price. Measuring for it takes thirty seconds and skipping it costs a day.

It is also the reason we are wary of quoting an opener here from the model number alone. A rail that fits one garage in this area will foul the header in the next one along, and a chain drive that has been forced into a tight ceiling will run loud and wear its sprocket early. Where headroom is short, a jackshaft opener mounted beside the door rather than above it is often the cleaner answer, and it is worth pricing both.
