What this means where you live
Tamiami did not grow in one push, it grew in three — a first wave in the nineteen-sixties, the largest in the eighties, and a third through the nineties — so two streets that face each other here can carry garage doors thirty years apart. There is no standard Tamiami door, and that is the single most useful thing to know before asking anyone for a price: the same symptom on the same street can be a fifty-dollar part or a full assembly, depending on which wave the house belongs to.
Why the phone estimate is worse here
An estimate given without seeing the door is an average, and an average is only useful when the underlying spread is narrow. In a neighborhood that went up in one decade the spread is narrow and a phone figure lands close. Here the spread covers three construction eras with different opening widths, different jamb construction, different track gauges and completely different expectations about what is behind the drywall, so the average describes almost nobody. We would rather look, say what it is, and quote once.
The good news is that the diagnosis itself is quick, because the wave tells you where to look. A sixties opening is narrow, its jamb is often solid masonry with no timber to bite into, and the failure is usually at the fixings. An eighties door is wider, lighter and the failure is usually the hardware in the middle of the assembly. A nineties door is close enough to current practice that parts are still catalogd. Three questions on arrival and we know which of the three conversations we are having.

The oldest wave is the one with no timber
The detail that separates the sixties stock from everything after it is what the track brackets have to fasten into. Later construction gives you a timber buck around the opening, and a lag screw into wood is a fast, forgiving fixing. Earlier construction here frequently gives you nothing but concrete block or poured concrete, which needs a masonry anchor of the right type set to the right depth, and which punishes the shortcut of using whatever is in the van. When a door in this area has pulled its track away from the wall, that is almost always the story.
It also decides whether a brace kit is even installable. A retrofit brace has to land its load somewhere, and where the surround is unreinforced block the honest answer is sometimes that the opening needs work before the door does. We say so on site rather than fitting something that looks reassuring and holds nothing, which is the failure mode that survives right up until the day it matters.
