Martin, a Pan American pilot, as a new community offering home ownership to returning African American veterans — and seventy-five years later it still shows in the numbers: three homes in four are houses, and in seven of every ten the deed holder sleeps there. Long ownership means original hardware, and original hardware is the first thing we look at rather than the last.

A house that changes hands every seven years accumulates cosmetic upgrades: a new door before listing, an opener because the old one looked dated. A house held by one family for decades accumulates the opposite — things get repaired when they break and left alone when they work, which is a more rational policy and produces a very particular inventory. We routinely find original track, original bearing plates and original jamb fixings under a door that has had four sets of springs.

That is not a criticism of anybody. Track and brackets have no service interval, they give no warning, and nothing about them says replace me. But a bearing plate that has carried a rotating shaft for sixty years has worn its bore oval, and a new spring turning in an oval bore transmits its load unevenly and fails early. More spring replacements in this neighborhood fall short of their expected life for that reason than for any other.

We price them as a visible line rather than folding them in, so that the choice is yours and so that a cheaper quote from somewhere else can be compared honestly — a spring alone will always look better on paper than a spring plus the things that hold it.

How to tell whether yours need doing: shut the door, disengage the opener, then grip the shaft close to one end and try to shift it vertically. A shaft that lifts perceptibly in its bearing has worn the bore. A faint click as you reverse the movement is the same thing further along. It takes fifteen seconds and it is the check we would want somebody to make on our own house.
