Garage door repair
Garage Door Repair in Miami
Most garage doors need one part replaced, not replacing.
Springs, cables, rollers, track and openers are wear parts, and they are the answer to most calls. We diagnose before we quote, and we name the part that failed in writing.
The diagnostic visit is free, and the scope is written down before any approved work begins.

What you get
A repair is a diagnosis you agreed to.
Three things happen before a tool comes out, and none of them costs you anything.
The failed part is named
Not the system, not the symptom — the component, shown to you on the door.
The scope is written before the work
What is being replaced, what is being left alone, and what it costs.
You can say no and owe nothing
The diagnosis is free here, which is what makes declining it a real option.
The first visit
What the visit covers.
Six systems in one order, and the order is not arbitrary: balance comes first, because half of what looks like an opener fault is a door the opener cannot lift.
- Balance and springs — held at waist height, the door should neither rise nor fall
- Cables and drums — even tension, and no fraying where the cable turns
- Rollers, hinges and track — wear, play and alignment along the whole run
- Opener and trolley — motor, drive, rail and the arm connection
- Safety devices — photo eyes and the contact reverse, tested rather than assumed
- Sections and hardware — dents, cracks, corrosion and the fixings

How it is installed
The repair that is not sold enough.
Three findings that end a visit without a large invoice, and they are common.
Sometimes it is an adjustment
Travel limits, force settings and a misaligned photo eye account for a real share of calls.
Sometimes it is one wear part
Rollers and hinges are cheap, and replacing them is not the same conversation as a door.
Sometimes the door really is finished
A cracked section or a rusted-through bottom rail is a replacement, and we say that too.
What it can look like
What people describe when they call.
You do not need the right words. Any of these is enough to book a visit.

It feels heavier than it was
A door that has gained weight is a spring losing tension, often months before it breaks.

It goes up crooked
Uneven travel is cable tension, and cable tension is measured rather than guessed at.

Something changed and I cannot say what
That sentence is enough to book. Turning it into a named part is the point of the visit.
If the door has stopped moving altogether, leave it where it is. A door that has stopped is telling you something, and forcing it is the one action that turns a small repair into a large one.
More detail if you want it
How we think about this job.
Three things decide how a repair visit ends.

1.A noise with a date narrows the part fastest
When a sound started matters more than how it is described. A grinding that appeared last week and a rattle that has been there for years point at different components, and the date separates them before anyone touches the door.

2.An intermittent fault is easiest to catch on site
It is the hardest thing to describe on the phone and the easiest to reproduce in the driveway, where the door can be cycled repeatedly with the cover off and the trolley watched under load.

3.A written scope is what makes a second opinion possible
A named part and a stated price can be taken to another company and compared. A verbal figure for unspecified work cannot, and that is the difference the paperwork buys you.
How it goes
How a repair goes.
Four steps, and you approve the price before the third.
- 01
You describe what it is doing
Not what is wrong with it — what it is doing. That is enough to book.
- 02
We run the full check
Six systems in a fixed order, balance first, on every visit.
- 03
You get the part and the price
Named, written down, and shown to you on the door before anything starts.
- 04
We repair it, or you decline
Most repairs finish in the same visit from stock on the van.
Typical ranges
Useful numbers — after you understand what changes them.
Four of the repairs that come up most often, at published South Florida ranges.
- Annual tune-up and safety check$100–$240
- Rollers or track repair$75–$350
- Torsion spring replacement (pair)$250–$450
- Opener repair (board or capacitor)$175–$300
These are published market ranges for South Florida, not a quote. The failed component and the condition of the door decide the final price.

Why the balance test comes before everything else
Disconnect the opener, lift the door by hand to waist height and let go. A balanced door stays where it was put. One that drops or climbs is telling you the springs are no longer carrying its weight — and that single test, which takes about thirty seconds, separates a spring problem from an opener problem. It matters because the opener is the part people blame: it is the thing that makes the noise and the thing that stops working. But an opener straining against a door it can no longer lift is a symptom, and replacing it fixes nothing for long.

What we will not do on a repair call
We will not replace a part that still works to reach a larger invoice, and we will not quote a door when the door is not the problem. The check is the same length either way, so there is nothing to gain by shortening it — which is the reverse of the incentive that produces the estimate you were probably expecting. Where a replacement genuinely is the answer, that has its own page and its own numbers, and the diagnosis you paid nothing for is what tells the two apart.

The part that failed decides everything else
A quote for a garage door is really a quote for one component, and the gap between the cheapest and the dearest of them is a factor of ten. That is why nobody serious prices this over the phone, and why an estimate offered before anyone has seen the door tells you something about the company rather than about the door. What we do first is name the failed part, in writing, so the number that follows has something under it.
The second thing that decides the price is where you live, and not for the reason people expect. Salt and humidity are hard on steel here, so cables and bearings give out earlier than the manufacturer's cycle count suggests; and on a door that is being replaced rather than repaired, the county's approval rules apply, which is a different job with a permit attached. Component repairs generally are not a permit event and a replacement usually is, but the line moves with the scope of work and the jurisdiction, so we settle which one applies before quoting rather than after.

What we finish in one visit, and what we do not
Most repairs are done on the spot. A spring pair, a cable set, rollers, hinges, a bearing plate, an opener swap: those leave with the van and the door works before we do. We say so plainly because the opposite promise — every job in one visit, whatever it is — is the one that ends with a door in pieces and a second appointment nobody warned you about.
What genuinely cannot be finished in one visit is a door replacement. The panel is ordered against your exact opening, and on a rated door the approval paperwork and the permit come before anything is unbolted. Anyone offering to replace a garage door the same day in this county is either fitting something that was already in a warehouse, or skipping the permit. Both are visible later, and the second one is visible when you sell.
Warranty is settled on site, with the technician, and written on the job rather than printed on a page. It follows the component, the make and the condition of the assembly it sits in — identical parts fitted to a true door and to a twisted one are not identical promises, and flattening that into one line on a web page would be the easy answer rather than the true one.

| Work | Typical range | What moves the price | |
|---|---|---|---|
| Torsion spring replacement (pair) | $250 – $450 | Higher than extension springs: winding bars are required and the job carries real injury risk. Always replaced in pairs. | Book this — Torsion spring replacement (pair) |
| Rollers or track repair | $75 – $350 | Per visit. Often bundled with a spring or cable job rather than billed alone. | Book this — Rollers or track repair |
| Garage door opener, supplied and installed | $380 – $1,400 | Unit $180–700, labor $150–450. Wall-mount units sit at the top of the range; chain drives at the bottom. | Book this — Garage door opener, supplied and installed |
| Single panel replacement | $225 – $475 | Florida figures. In the HVHZ the replacement panel must carry its own approval, which narrows the choice and lifts the price. | Book this — Single panel replacement |

Garage door repair questions homeowners ask us first
How much does garage door repair cost in South Florida?
Most repairs fall between $175 and $450, and the table above publishes each range with the survey it comes from.
- Torsion springs, always changed as a pair
- Lift cables, replaced as a pair
- Off-track realignment
- Opener board or capacitor
What we will not do is turn a range into a firm quote sight unseen, because the figure turns on which component gave out and on the condition of everything holding it.
Is the garage door diagnostic visit free?
Yes. Nobody is billed for the trip and nobody is asked to sign before we leave.
- Find which component actually failed
- Check the anchorage holding the door
- Test the safety reverse
- Say plainly what putting it right involves
If the honest answer is that the door can wait, or that somebody closer to you should take it, that is an answer we give too.
Do you repair garage doors outside Miami-Dade County?
Yes, across Broward and Palm Beach as well, and what separates them is the rulebook rather than the drive.
- Miami-Dade and Broward: high-velocity hurricane zone
- Palm Beach: state product approval instead
- On a repair, no difference at all
- On a replacement, different products qualify
How do I check that you are licensed?
Look the number up with the county. The register is open to anyone and it answers two things in a minute: the holder, and whether the title is still live. Run the same check on every company on your list — most of them will not give you a number to run it with, and that in itself is the answer.
