What this means where you live
Since July 1, 2026 the state has released some single-family work under $7,500 from the permit requirement, and an overhead door is not part of that release: the statute keeps structural work inside the system, and Fort Lauderdale reviews yours through its own Building Department. The city also goes a step past what the law obliges, asking that any exemption claim be filed and approved in writing through LauderBuild before a crew touches anything.
What the statute released, and what it kept
The exemption is real and it is narrow. It covers cosmetic work on a single-family home below the threshold — paint, cabinets, flooring, drywall finishing — and it stops at the first trade that can hurt somebody. Electrical, plumbing, mechanical, gas and structural work stay permitted whatever they cost, and so does anything on a property mapped in a flood hazard area. A garage door is the largest opening in the wall of your house and its anchors transfer wind load into the block; it lands on the wrong side of that line every time.
Where Fort Lauderdale differs from its neighbors is procedural. The city published its own guidance and asks that the claim to an exemption be submitted through the same portal as a permit, then approved in writing before work begins — multifamily, condominium, commercial and flood-zone addresses are named as ineligible. In practice that means a contractor who tells you the job is now paperwork-free is describing a city he has not read.
On the water, the hardware dies before the panel
A large share of the housing here sits on or beside a canal, and the failure pattern on those streets is not the one the panel warranty is written for. Salt-laden air reaches the torsion shaft, the bearing races, the hinge pins and the bottom fixtures long before it reaches the face of the door. Owners in Rio Vista, Las Olas Isles and Coral Ridge usually call us about a noise or a door that hangs crooked, and what we find is a corroded cable drum or a spring pitted along its inner coil.
That changes the arithmetic of a repair. Replacing one rusted part on an assembly whose whole hardware set has aged in the same air buys a few months, and the second failure arrives with the door already out of balance. On a waterfront address we quote the moving set as a set — shaft, drums, cables, bearings, rollers — and we say plainly when the panels themselves are still sound, because the panels usually are.
