Why the hurricane-door range is so wide

A rated double door is quoted anywhere between roughly two and a half thousand dollars and nine and a half, and both ends of that are real prices for real products. The low end is builder grade: a stock width, a flat or raised steel panel, no glazing, from a company whose main trade is repair. The high end is an impact specialist selling an upgraded panel, often insulated, often with a window row, sometimes to a non-standard opening. Both pass plan review identically — the approval does not care what the door looks like.

So the useful question is never which end of the range you are being quoted, it is which product the quote describes. Ask for the approval listing number and the panel gauge before comparing two figures — without those, you are comparing a price to a price and learning nothing.

The coastal premium is real and it is small

Hardware near salt water costs more: galvanized springs, stainless fasteners, sealed bearings. The figures published locally put the difference at a few tens of dollars on a spring set — against a component that lasts roughly twice as long in that air. On any address within a short walk of the water it is the cheapest decision on the invoice, and it is the one a low quote quietly removes.

What we will not do is print a number for your door on this page. A price that has not seen the opening is a guess dressed as a commitment, and the spread between a straightforward job and the same job on a jamb that needs rebuilding is larger than any of the ranges below. The visit is free precisely so that the figure you get is about your house.

What people pay in Miami-Dade
Torsion spring replacement (pair)$250$450Higher than extension springs: winding bars are required and the job carries real injury risk. Always replaced in pairs.Book thisTorsion spring replacement (pair)
Extension spring replacement$200$330Less common on Miami-Dade doors: hurricane-rated panels are heavier and usually call for torsion.Book thisExtension spring replacement
Lift cable replacement (pair)$225$375Always both sides: they were cut from one reel and have hauled the same load. Coastal addresses pay more for galvanized hardware, and it is worth it.Book thisLift cable replacement (pair)
Rollers or track repair$75$350Per visit. Often bundled with a spring or cable job rather than billed alone.Book thisRollers or track repair
Off-track realignment$200$350Assumes the track itself is straight. A door pulled off by a vehicle usually bends the track, and that is a different repair.Book thisOff-track realignment
Single panel replacement$225$475Florida figures. In the HVHZ the replacement panel must carry its own approval, which narrows the choice and lifts the price.Book thisSingle panel replacement
Opener repair (board or capacitor)$175$300Worth trying before a replacement. A great many openers written off as dead have taken a surge and need one component.Book thisOpener repair (board or capacitor)
Garage door opener, supplied and installed$380$1,400Unit $180–700, labor $150–450. Wall-mount units sit at the top of the range; chain drives at the bottom.Book thisGarage door opener, supplied and installed
Annual tune-up and safety check$100$240No local company publishes this one, so the figure is national. Twice a year is the right interval within sight of salt water.Book thisAnnual tune-up and safety check
After-hours call-out surcharge$100$150Added to the job, not charged instead of it. Ask whether it is waived when the repair goes ahead.Book thisAfter-hours call-out surcharge
New steel double door, not rated, installed$1,400$2,500Legal only where nothing requires opening protection. Inside the hurricane zone this door does not pass review, whatever it costs.Book thisNew steel double door, not rated, installed
Hurricane-rated double door, builder grade, installed$2,300$3,800The honest entry point for a rated door: stock width, flat or raised steel panel, no glazing. It passes review like any other rated door.Book thisHurricane-rated double door, builder grade, installed
HVHZ-approved single door, installed$4,500$7,500Miami-Dade NOA doors run 15–25% above a standard impact-rated door because of the added test protocols.Book thisHVHZ-approved single door, installed
HVHZ-approved double door, installed$5,500$9,500The widest openings carry the highest design pressures, which is why a double costs more than twice a single's materials.Book thisHVHZ-approved double door, installed

What these garage door prices are, and are not

  • Are these the prices you would charge me for a garage door?

No, and we say so on purpose. These are what the South Florida market charges, read off named companies on the dates shown.

    • Market ranges, not our rate card
    • Each line names its source
    • Each line carries its own reading date

Our own rate card is not published because it does not yet exist in a form we would stand behind, and publishing a number we cannot defend is worse than publishing none.

  • Why is my garage door quote lower than the range on this page?

Usually because something has been left out, and none of the three usual omissions is visible on an invoice.

    • A single spring where the pair is due
    • Standard hardware on a coastal address
    • A replacement quoted without its permit
  • How often is this garage door price table updated?

Line by line, each with its own reading date rather than one date for the whole page.

    • Rows are not all read on the same day
    • A single page date would age at the oldest row
    • A source that stops publishing loses its line
  • Does a hurricane-rated garage door pay for itself through insurance?

Partly, and slowly. Florida insurers price opening protection on a documented wind mitigation inspection.

    • The credit lands on the wind portion only
    • It follows the inspection form, not the receipt

How the wind mitigation credit is earned

Before you decide

Next step

Find out what your address actually requires.

Design pressure depends on your exact wind zone and the geometry of the opening. We check it before quoting anything — no guesswork, no round numbers.

  1. You describe what the door is doing

The noise it makes, how far it travels, whether the opener runs.

  2. We test it on site

Springs, cables, balance, tracks, opener force and the safety reverse.

  3. You get the price before any work starts

Itemized in writing, including the permit when the job needs one.
