South FL Garage Doors

Questions we are asked every week

Straight answers, with the source attached

The most common garage door repair in South Florida is a broken pair of torsion springs, and the market rate for that job runs from $250 to $450. Every figure on this page comes from a published survey with its source named, because the one thing missing from this trade is a company willing to put a number in writing before it turns up at your house.

Why these numbers carry a source

A survey of the four largest competitors in this market, made in August, found that not one of them publishes a price. What they publish instead is borrowed confidence: manufacturer logos, review counters, badges from directories. The effect on a homeowner is that the only way to learn what something costs is to have somebody stand in the driveway and say it, which is the moment when comparing has become impossible.

So the table above is market data rather than our quote, and each line names where it came from. A published range does two things a quote cannot: it tells you before you call whether the job is a two-hundred-dollar afternoon or a five-thousand-dollar project, and it gives you something to hold any contractor to, including us. If a figure we give you sits outside the range on this page, ask why, and the answer should be about your particular opening.

Which county you are in changes two answers

Miami-Dade and Broward fall under the high-velocity wind regime; Palm Beach does not. Where that regime applies, the door you hang has to come with an approval written for those wind conditions. Palm Beach is outside that zone and works under state approval instead. It is the same statewide code either way, but the paperwork that proves a door is allowed is not the same document, and a product legal in Boca Raton is not automatically legal in Hialeah.

The second thing your address decides is who reviews the permit. If your property sits in one of the incorporated municipalities, the city has its own building official and the file stays there. If it sits in unincorporated county — which covers a great deal of the western and southern belt — the county is the authority. Your folio number answers this in two digits, and getting it wrong does not produce a refusal, it produces silence.

The nine garage door questions we are asked most

  • What is the average price to repair a garage door in South Florida?

Most garage door repairs in South Florida fall between $175 and $450, and the job we are called out for most sits at the top of that band.

    • A torsion spring pair, $250 to $450
    • Lift cables, $225 to $375
    • An off-track realignment, $200 to $350
    • An opener board or capacitor, $175 to $300

These are surveyed market ranges rather than our quotes, and the table on this page names the source of each one.

How every published range was sourced

  • What is the most common garage door repair?

A broken torsion spring is the most common garage door repair by a wide margin.

    • Rated by cycles wound and unwound, not by age
    • A common one is built for about ten thousand
    • It announces itself with a loud bang

Every door reaches this repair eventually, and a household using it several times a day reaches it more than once.

What sets the life of a spring

  • Is it cheaper to repair or to replace a garage door?

Repairing is cheaper while two conditions hold: the panels are structurally sound, and the profile is still manufactured so a single section can be bought.

    • A mismatched section is visible from the street
    • A rotted bottom rail cannot be made safe
    • Full hardware renewal buys roughly another decade

The test that settles it in a minute

  • How much does a hurricane-rated garage door cost, and is one required?

A replacement door in Miami-Dade or Broward has to answer the high-velocity requirements that govern its own opening, and in Palm Beach the same job runs through the state approval route.

    • Builder-grade rated doubles, $2,300 to $3,800 installed
    • Specified doors, $5,500 to $9,500
    • The requirement lands on replacement work

What drives the price of a rated door

  • Do you need a permit to replace a garage door in Florida?

A garage door replacement requires a permit, because removing what is there and hanging something else in its place alters the envelope of the building.

    • The filing goes in under the installer's license
    • Springs, cables, rollers and seals read as upkeep
    • The reviewing jurisdiction sets the requirement

Whether the file goes to a city desk or to the county depends on whether your address is incorporated.

Which desk your address files with

  • Can a handyman fix a garage door, or can I replace a spring myself?

A wound torsion spring holds enough stored energy to break bones, and it gives no warning before it lets go.

    • The winding bars are purpose-made tools
    • Permitted work is filed under a licensed contractor
    • An insurer can decline to recognize the rest

    What the job actually demands

  • How long does garage door work take?

Springs, cables, rollers and an opener are same-visit jobs, and we carry the parts for them.

    • A full replacement is ordered to your measured opening
    • And against the approval that fits it
    • That lead time sets the date, not the fitting

We give the fitting date and the order date separately, because conflating them is how people are disappointed.

  • Will homeowners insurance pay for a broken garage door?

Sudden damage from a named event such as a storm is usually covered, since the garage door is part of the dwelling.

    • A spring that ran out of cycles counts as wear
    • No policy covers wear, at any price
    • Cause decides it, never the size of the bill

    Which deductible ends up applying

  • Is it worth repairing a twenty-five-year-old garage door?

A twenty-five-year-old garage door is often worth repairing, and the deciding factor is what holds the door to the wall rather than the age of the panels.

    • Panels of that vintage are frequently sound
    • The moving parts are all current stock
    • Corroded bottom brackets end the conversation

Winding a fresh spring above a fixing that has already let go loads a great deal of energy onto the one part that has proved it cannot carry it.

Next step

Find out what your address actually requires.

Design pressure depends on your exact wind zone and the geometry of the opening. We check it before quoting anything — no guesswork, no round numbers.

  1. You describe what the door is doing

The noise it makes, how far it travels, whether the opener runs.

  2. We test it on site

Springs, cables, balance, tracks, opener force and the safety reverse.
