What this means where you live
Sweetwater was incorporated in 1941, a few years after a failed nineteen-twenties subdivision was bought and marketed to a group of retired circus performers of short stature, who built several houses scaled to the people who would live in them. It is a literal illustration of something we deal with on every job: an opening is built for the use of its own moment, and eighty years later somebody has to work out whether it still suits the use it has now.
About fourteen hundred houses in seven thousand homes
Only one home in five in Sweetwater today is a detached house — the rest is apartments and attached housing, much of it from the seventies and eighties. That mix decides who we are usually talking to at this address: a manager or an association about a shared parking entrance more often than an owner about a driveway. The two are different trades with different parts, different duty cycles and different people entitled to order the work.
For the fourteen hundred or so houses, the useful fact is that they span several eras rather than one, so the first question is always the age of the opening rather than the age of the door. A door can be twelve years old in an opening that is seventy, and it is the opening that decides the fixings, the clear width and whether a brace kit has anything to bite into.

Measuring for the use you have now
Three measurements settle almost everything and none of them needs a professional. The clear width between the jambs at its narrowest point, which tells you what actually fits through. The clear height under the header, which is what a tall vehicle meets. And the headroom above the opening to the lowest obstruction, which decides what kind of track and opener can be installed at all. Write those three down before speaking to anybody, and every quote you receive afterwards becomes comparable.
Where the answer is that the opening no longer suits the vehicle, the options are the same ones available anywhere: live with it, adapt the hardware to recover an inch or two, or alter the structure with an engineer and a permit. What is worth resisting is the middle path of forcing a larger door into an opening that cannot take it, which produces a door that binds, an opener that strains and a repair bill within two years.

Get your door looked atRepair usually makes sense when…
- The door is under ten to twelve years old.
- The damage is limited to one part.
- The sections and the frame are still sound.
- You want the cheapest fix that actually holds.
Replacement is worth pricing when…
- The door is fifteen years old or more.
- Something fails every few months.
- There is rust through a section, or storm damage.
- You want insulation, or an approval you can show.
Measurement questions from Sweetwater
How do I measure garage headroom if the ceiling is uneven?
Take headroom at three points across the width, both ends and the middle, and use the smallest.
- Then check what projects below the ceiling
- A light fitting, a pipe, a beam, a storage rack
- The track and the rail have to pass under them
Our building's parking gate is the problem, not a house door. Do you cover that?
Most of what we do at this address is exactly that, and it is squarely part of our service.
- A shared entrance belongs to everyone
- The instruction comes from the board or its agent
- However badly the fault affects one caller
Does Sweetwater issue its own garage door permits?
Sweetwater sits inside its own municipal boundary and administers building work within it, so a replacement never reaches the county counter.
- Fees and scheduling differ from other jurisdictions
- The code being applied does not
- We confirm the requirements at the time of filing
Can a smaller garage door be fitted into a large opening?
Fitting a smaller door means infilling the difference, which is building structure into the opening and finishing both sides.
- Real construction rather than an adjustment
- Occasionally right when a garage changes use
- Rarely right purely to save on the door
Where this applies
West MiamiWest Miami has the most divided housing stock of anywhere in this wave: about a quarter of it dates from the nineteen-forties and roughly a third of all units arrived in the twenty-tens, with remarkably little in between — and most of that recent arrival is not detached houses.24%of homes here were built in the 1940s- Permits for door workChanging the door itself requires a building permit, filed with the approval number of the exact product going in and closed out by an inspection; repairing what is already there — springs, cables, rollers, hinges, an opener — does not.Replacementthe trigger — repairs to existing hardware are not
