The five-minute list, once a year
Listen to a full cycle with the radio off and note where the noise is, because a change in sound precedes every mechanical failure on this machine. Look along the top edge of the closed door from one side for a bow. Run a thumb along the bottom rail. Check that the door meets the floor evenly across its width. Watch the safety reverse: put a solid object flat under the door and confirm it reverses on contact. And look at the springs for gaps between coils or a bright line of corrosion. That is the whole list, and it needs no tools.
What is deliberately not on it: lubricating the track. A track is a running surface, not a bearing, and oil on it collects grit and turns into a grinding paste that wears the rollers. The things that want lubricant are the hinges, the roller stems and the spring itself, in small quantity, with a product intended for it. More people damage a door with a can of general-purpose spray than fix one.

What is worth doing every ten years
On a house occupied by the same family for decades, two items are worth putting on a long cycle rather than waiting for. The springs, because they are consumables rated in cycles and changing them on your schedule costs a fraction of changing them on theirs — a spring that fails does so with the door up or halfway, and it can take a cable and a bottom bracket with it. And the rollers, because ten cheap rollers dragging in the track are the reason an opener that should last twenty years dies at twelve.
