What this means where you live
Four homes in five in North Miami predate 1980 and fewer than half are lived in by their owner, which together produce a very particular kind of door: one that has been fixed several times, quickly, by different hands, under pressure to get a tenant back in. Before we can treat today's fault we usually have to read the previous three, because a mismatched part fitted five years ago is often the reason the current one failed.
The tells of a hurried repair
They are easy to see once you know them. Fasteners of three different types across one bracket line, which means nobody had the right box. Extra holes beside the ones in use, which means a bracket was moved rather than the cause being found. A single roller that is newer than the other nine. Cables of unequal length, betraying a drum that was never re-set after a change. A spring that is bright where the others are dull. And the commonest of all: an opener bolted to the ceiling with the rail bent slightly upward to clear something, which puts a permanent side load on the trolley.
None of those is fraud. They are what happens when somebody has two hours, one van and a tenant waiting. But they compound: each shortcut moves load somewhere it was not designed to go, and the next failure arrives sooner and somewhere less obvious. A door that has been through four of them is not four repairs old, it is a different door from the one that was installed.

Reset once, then maintain
On a door in this condition the honest recommendation is often not the cheapest visit. It is a single reset: matched hardware across the whole assembly, cables cut to the same length and drums indexed together, the spring wound to the door as weighed rather than as assumed, and the opener re-hung straight. It costs more than the part that failed and it converts a door that fails twice a year into one that needs an annual look. For an owner with several properties that arithmetic is usually decisive.
We will quote both, always: the minimum that makes the door safe today, and the reset. What we will not do is present the minimum as a repair when we can see it will not hold, because the person who pays for that twice is usually the person who was told the least. Which of the two you choose is your decision and we will do either properly.
