Our services

Garage door repair and installation across South Florida

Eight services, one standard — from a spring that snapped at midnight to a brand-new NOA-approved door.

What this means where you live

Four homes in five in Country Club are something other than a detached house, and two fifths of everything here went up in the nineteen-eighties — so the garage doors along a row were hung the same month, from the same batch, and they wear at the same rate. That has a consequence nobody warns an association about: the replacements arrive together, and how you phase them changes the cost far more than which door you pick.

The arithmetic of doing eight at once

Three costs behave differently when a row is done together. The doors themselves barely move, because a manufacturer's break comes at volumes larger than a row. Labor moves a great deal: one set-up, one crew, one day, and the second door of the morning costs materially less to fit than a door visited on its own. And the third cost, which associations rarely price, is the future one — a row done in one go is a row that ages together and can be budgeted for as a line rather than as a series of surprises.

Against that sits the argument for phasing, and it is a real one: an association that replaces eight doors in a year has no reserve left for the roof. The usable middle is to do a row when it fails rather than a community when it does, and to keep the specification written down so that the row done next year matches the row done this year. Losing the specification is the mistake that turns a phased program into a patchwork.

Write the specification once

A specification a board can hand to any contractor is four lines: the panel profile and color reference, the glazing rule, the approved assembly and its design pressures, and the hardware grade. With those four written down, three quotes become comparable and a row fitted in 2029 still matches one fitted this year. Without them, every quote describes a slightly different door and the cheapest one wins on a difference nobody priced.

We will write that specification for a board without charging for it and without it naming us, because a document that only one contractor can quote against is not a specification, it is a lock-in. If the board then buys from somebody else on price, that is a working market and we would rather compete in one.

How a call goes

  1. 01
    You are here

You describe what the door is doing

The noise it makes, how far it travels, whether the opener runs.

  2. 02

    We test it on site

Springs, cables, balance, tracks, opener force and the safety reverse.

  3. 03

You get the price before any work starts

Itemized in writing, including the permit when the job needs one.

Get your door looked at

Repair usually makes sense when…

  • The door is under ten to twelve years old.
  • The damage is limited to one part.
  • The sections and the frame are still sound.
  • You want the cheapest fix that actually holds.

Replacement is worth pricing when…

  • The door is fifteen years old or more.
  • Something fails every few months.
  • There is rust through a section, or storm damage.
  • You want insulation, or an approval you can show.

Garage door questions from Country Club owners and boards

Who pays for a garage door in an attached home in Country Club?

The recorded declaration decides, and in communities of this era it goes both ways.

  • Some treat the door as a limited common element
  • Others leave it to the owner and govern the look
  • Find the upkeep clause, not the appearance clause
One garage door in the row has failed. Should the whole row be replaced?

One failure is not enough to replace a row: have the row inspected instead.

  • Within a couple of years of the same condition: together
  • Cheaper per door and worth budgeting for
  • An outlier facing weather is replaced alone
Can owners choose their own garage door if they pay for it?

That depends on the covenants, and it is worth a board settling it in writing before the first owner asks.

  • The owner picks the contractor and pays
  • The association fixes the specification
  • The row stays uniform and cost stays open
Do garage doors on a golf-course frontage wear faster?

Exposure is what matters rather than the view: a door with open ground in front of it takes more wind loading and more driven rain.

  • Over decades it shows first in the finish
  • Then at the fixings into the jamb
  • The exposed end of a row is inspected first
