New Garage Door Installation in Miami

A new door is fitted to your opening — not chosen from a page.

Measurement, product approval, permit and final inspection. We survey first, then show you what actually fits, and the price comes before anything is ordered.

  • Survey first
  • Permit filed
  • Old door removed

Removal and disposal of the old door are part of the job, not a line added later.

What you get

One opening, one approval, one visit that closes out.

A door replacement is a permitted job in every city we serve. Three things have to line up before anything is unbolted.

  1. The opening is measured, not estimated

Width, height, headroom, backroom and the wall behind the render. All five, on site.

  2. The product approval covers your size

An approval is granted for specific widths. Ours is checked against yours before ordering.

  3. The permit is filed and closed

Under our license, and closed after inspection so the file is complete.

The first visit

What the survey settles before you choose anything.

None of it can be done from a photo, which is why the survey comes before the catalog rather than after.

  • The opening width and height, measured at three points each
  • Headroom above and backroom behind, which decide the track system
  • Whether the jamb is square, and what it is actually made of
  • The design pressure your address produces
  • Whether the existing opener can drive the new door's weight

How it is installed

Fitted once, and closed out properly.

Most of what goes wrong with a new door was decided before it arrived on the driveway.

  • The track system matches the room

Standard, low-headroom or high-lift, chosen from the measurements rather than from stock.

  • The springs match the finished weight

Insulation and gauge change what the door weighs, and the springs answer for it.

  • The old door leaves with us

Removal and disposal included, and the opening left clean for the inspection.

What it can look like

The face is the last decision, not the first.

Style, color and glazing are chosen from what already fits and is already approved.

  • Sections of an old garage door stacked flat on a driveway beside a trailer, the empty opening behind them

    The old door goes first

Removal is included, and the empty opening is where the survey proves itself.

  • Cutaway section of an insulated garage door panel showing the steel skins and the foam core between them

    Insulation changes more than temperature

It changes stiffness, weight and how quiet the door is on a shared wall.

  • Galvanized garage door hardware — hinges, rollers and a bearing plate — laid on a work surface beside an older corroded piece

    Hardware decides year three

Invisible on the day, decisive after three years of salt air.

Gauge runs backwards: a lower number is thicker steel. It is the one specification most often quoted and least often explained.

How we think about this job.

Three decisions outlast the day of the installation.

  1. Garage door jamb with a spirit level held against it, the bubble clearly off center

1.The wall decides before the door does

A jamb out of square shows up as a door that seals on one side only, and no amount of adjustment fixes a wall. It is checked before ordering, because after delivery it is an argument rather than a measurement.

  2. Cutaway section of an insulated garage door panel showing the steel skins and the foam core between them

    2.Insulation changes more than temperature

An insulated door is stiffer, heavier and considerably quieter. The stiffness matters on wide openings, the weight matters to the springs, and the quiet matters when the garage shares a wall with a bedroom.

  3. Printed inspection sheet on a clipboard resting on a new garage door section, a pen across it

3.The file matters when the house sells

A closed permit and the approval documents are what a buyer's inspector asks for, years later. They are far easier to hand over than to reconstruct, and we leave both with you.

How it goes

From survey to closed permit.

Four steps, and you know the number before anything is ordered.

  1. 01You are here

    We survey the opening

Five measurements and the wall behind the render. Free, and it decides everything after it.

  2. 02

    You choose from what fits

Style, gauge, insulation and glazing, from doors already approved for your size.

  3. 03

We file the permit and order

Under our license. The lead time on the door usually sets the date, not our calendar.

  4. 04

    We fit and close out

Old door removed, new door balanced, inspection closed, documents left with you.

Typical ranges

Useful numbers — after you understand what changes them.

Width, gauge, insulation and whether the jamb needs work move these more than the style does.

  • New steel double door, not rated, installed$1,400–$2,500
  • HVHZ-approved single door, installed$4,500–$7,500
  • HVHZ-approved double door, installed$5,500–$9,500
  • Garage door opener, supplied and installed$380–$1,400

These are published market ranges for South Florida, not a quote. Your opening, your approval and your wall decide the final price.

Why a door replacement never finishes in one visit

The panel is ordered against your exact opening, and on a rated door the approval paperwork and the permit come before anything is unbolted. Anyone offering to replace a garage door the same day in this county is either fitting something that was already in a warehouse, or skipping the permit. Both are visible later, and the second one is visible when you sell.

The track and the hardware arrive with the door because they are part of the same approval.

What happens to the old door

It leaves with the van the same day, sections and hardware together, and the opening is left clean for the inspection. Disposal is part of the quote rather than a line that appears at the end, because a door left stacked in a driveway is the most common complaint about this job and the easiest one to avoid.

Before you choose

What people ask before ordering a door.

The questions that come up on almost every survey.

  • Can you fit it the same week?

The fitting is a day. What sets the date is the lead time on a door approved for your exact width, and the permit. That is why the survey happens early rather than late.

  • Do I need a new opener too?

Not automatically. An insulated door weighs more, so the springs are resized either way; the opener only changes if it cannot drive the new weight or lacks current safety devices.

  • Is insulation worth it here?

For a detached garage, rarely for temperature alone. For a garage under living space or sharing a bedroom wall, the difference in noise is the reason most people are glad they did.

  • What if my jamb needs rebuilding?

We tell you at the survey, with the cost separated from the door. It is the item most often discovered late elsewhere, and it is the reason we open the render before ordering.

Gauge, and why the number goes backwards

Steel thickness is quoted as a gauge, and the scale runs the wrong way round: a lower number is thicker metal. Most residential doors land between 24 and 27, and the gap between the ends of that range is what you feel when a shopping trolley meets a panel. It also shows in the long run, because a thinner skin dents where a thicker one flexes, and a dented panel on an approved door is not something you touch up — it is a section replacement with an approval attached.

The wood-look finishes that sell well in this county are almost always a print or an overlay on that same steel, which is not a criticism — real timber in this humidity is a maintenance contract nobody warns you about. What matters is knowing which you are buying, because the two are priced apart and only one of them warps.

Insulation is about the room, not the bill

An insulated door is sold on energy savings and bought, here, for something else. A South Florida garage is a heat store with a car in it, and it usually shares a wall with a bedroom; the difference an insulated panel makes to that room is immediate, while the difference it makes to a power bill on an unconditioned space is mostly theoretical. Buy it for the wall it touches.

It has a second effect that nobody advertises: an insulated section is stiffer than a hollow one, so it flexes less under pressure and it is quieter on the way up. That stiffness is also why insulated panels weigh more, which loops straight back to the spring specification and to whether the existing opener can still lift what you have chosen.

Hardware is the last of the four and the one most often left off a quote. Rollers, hinges, brackets and fixings live a few miles from salt water; galvanized and stainless components cost a little more on the day and are the reason a door still runs quietly in year eight. Ask what is being fitted, because a good panel on cheap hardware fails at the hardware.

Buying a new garage door in a hurricane county

  • Can I install a garage door without hurricane approval in Miami-Dade?

No. Miami-Dade and Broward both sit inside the high-velocity zone, so an approved assembly is the floor of the purchase and not an upgrade to it.

    • No legal version of the purchase without one
    • Palm Beach sits outside that zone
    • There the debris region decides

What makes a garage door hurricane-rated

  • Can a hurricane-rated garage door have windows?

Yes, but only as a glazed section that earned its own approval — this is a specification question, not a matter of taste.

    • Glazing tested for pressure and impact
    • Costs more because the glass is tested too
    • Never cut into an approved door afterwards

The approval covers the assembly exactly as it was tested, so a hole made in it later is a new and unapproved product.

  • How long does a new garage door take to arrive and be installed?

Two clocks run and neither of them is the fitting, which is a day.

    • Panel built against your measured opening
    • Permit, which waits for the approval document

Anyone giving a total date before either clock has started is quoting the fitting day and leaving the rest unsaid.

  • Do I need a new opener when I replace the garage door?

Only if the numbers say so, and the number is lift rating against the new panel's weight.

    • Approved insulated sections weigh more
    • A ten-year-old unit may now sit at its limit

We check it rather than assume, in either direction — replacing a unit that would have coped is waste, keeping one that will not is a callback.
