Hurricane Garage Door Installation in Miami-Dade

Hurricane protection starts with the opening — not the catalog.

Five measurements decide which doors are actually usable at your address. We take them first, then show you what you can legally and safely fit.

  • Miami-Dade NOA
  • Permit filed
  • Anchoring schedule

The visit is free, and it ends with the numbers your address actually requires.

What you get

A compliant opening, a clean installation, and paperwork you can prove.

Three things have to be true at the same time. Any one of them missing turns the other two into decoration.

  1. Address-specific design pressure

Wind zone, exposure and opening size give a number. That number, not a brochure, decides the door.

  2. An approval that covers your width

A product approval is granted for specific sizes. A door approved at eight feet is not approved at sixteen.

  3. Fixings that match the schedule

The sheet that comes with the door prints the anchoring pattern. Reproducing it is the installation.

The first visit

Five measurements decide which doors are actually usable.

None of them can be taken over the phone, which is why the visit comes before the quote rather than after it.

  • The exact width and height of the opening, at three points each
  • Headroom above the opening and backroom behind it
  • What the jamb is actually made of, behind the render
  • The exposure category and the design pressure it produces
  • Whether an existing approval label survives on the current door

How it is installed

Approved system. Correct hardware. Installed once.

A rated door is a system, and a system fails at whichever part was substituted.

  • The whole assembly is approved

Panel, track, struts and hardware come from one approval, and none of them is swapped for an equivalent.

  • The anchors go where the sheet says

Spacing, depth and fastener type are printed. An inspector checks the pattern, not the intention.

  • The permit closes out

Filed under our license and closed after inspection, so the file is complete when the house changes hands.

What it can look like

Protection does not mean every house gets the same door.

Rated doors exist in the same styles as any other. What changes is what sits behind the face.

  • Flush-panel hurricane-rated garage door in warm gray on a modern Florida home with a clipped hedge

    Flush panel

The plainest face, and the one that hides its reinforcement completely.

  • Carriage-house style garage door with decorative hardware on a coral stucco Florida home, palm shadows across the face

    Carriage look

Decorative hardware on a rated panel: the approval belongs to what is behind it.

  • Hurricane-rated garage door with a glazed top section on a white contemporary Florida home

    Glazed top section

Glass changes the approval, so it is chosen before the door is ordered rather than after.

Style is chosen last, and it never changes what the code requires. A door that looks right and is approved for the wrong width is not a compromise — it is an unpermitted door.

How we think about this job.

Three things decide the outcome, and none of them is the price of the panel.

  1. Heavy-gauge track fixings and a reinforced jamb bracket bolted into a stucco opening, the anchors visible in a row

    1.The opening decides the approval

Width, height and exposure produce a design pressure, and only doors approved above it may be fitted. That is the first filter, and it removes most of the catalog.

  2. Two horizontal steel reinforcement struts bolted across the inside face of a closed sectional garage door

    2.The paperwork order matters

The approval is read, then the permit is filed, then anything is unbolted. Doing it in the other order is how a door gets fitted twice.

  3. Stucco garage jamb with the render cut back to expose the block and the embedded anchors behind it, a level resting against the face

3.The anchoring schedule is the installation

Spacing, depth and fastener type are printed on the sheet that comes with the door. Reproducing that pattern is the whole job; everything else is handling.

How it goes

A clearer way to buy a hurricane-rated door.

Four steps, in this order, and you know the number before anything is ordered.

  1. 01You are here

    We survey the opening

Five measurements and the wall behind the render. This is the visit, and it costs nothing.

  2. 02

    We match approvals to it

Only doors approved for your width and pressure make the shortlist.

  3. 03

    You choose the face

Style, color and glazing, chosen from what is already compliant.

  4. 04

We file, fit and close out

Permit under our license, installation to the schedule, inspection closed.

Typical ranges

Useful numbers — after you understand what changes them.

Width, approval and whether the jamb needs rebuilding move these more than the style does.

  • HVHZ-approved single door, installed$4,500–$7,500
  • HVHZ-approved double door, installed$5,500–$9,500
  • Hurricane-rated double door, builder grade, installed$2,300–$3,800
  • New steel double door, not rated, installed$1,400–$2,500

These are published market ranges for South Florida, not a quote. Your opening, your approval and your wall decide the final price.

More detail if you want it

The wall can disqualify a door that looks perfect on paper

An approval tells you what the door withstands. It says nothing about whether your jamb can hold the anchors that approval requires. Hollow block, thin render over frame, or a jamb that has already been drilled twice all change the answer, and none of them is visible from the driveway. That is why the wall is opened before a door is ordered rather than after it arrives.

What you keep at the end matters when the house changes hands

A closed permit and the approval documents are what a buyer's inspector asks for, years later, and they are far easier to produce than to reconstruct. We leave both with you, with the approval number that matches the label riveted inside your door. A rated door with no paperwork is, for the purposes of a sale, an unrated door.

Before you choose

What homeowners usually want to know before they choose the door.

The questions that come up on almost every survey.

  • Do I have to replace the whole door to be compliant?

Usually yes, because the approval covers the assembly rather than the panel. Retrofitting braces to a door that was never rated does not make it a rated door, and it is not what an inspector accepts.

  • Does a rated door look different?

No. Rated doors exist in flush, carriage and glazed styles like any other. What differs is the gauge, the struts and the hardware behind the face.

  • Is the permit included?

It is filed under our license and closed after inspection. The cost of the permit itself is set by the municipality and appears as its own line, not folded into the labor.

  • How long does the installation take?

The fitting is a day. What decides the calendar is the lead time on an approved door for your exact width, and the permit, which is why the survey happens early.

What the first visit is actually for

Five measurements decide which approvals are usable at your address: the width and height of the opening, the headroom above it, the side room beside it, and what the jamb is made of once the trim comes off. The last one is the one that changes projects. A door approved for anchoring into filled block behaves differently on a wood buck, and an approval that does not cover the material in front of us is an approval we cannot use — whatever the showroom said.

The exposure of the house matters as much. A door on a corner lot with open ground in front of it owes a different design pressure from the same door in the middle of a sheltered street, which is why nobody can name your required pressure over the phone and why the figure belongs to your address rather than to your city. Once it is established, the shortlist of doors that legally fit is usually much shorter than the catalog suggested.

The order the paperwork goes in

The approval document comes first, because it dictates everything after it. The permit is then filed under our certificate, with that document attached — and filing it under the contractor's license rather than the homeowner's is not a courtesy, it is who answers for the installation afterwards. Only then is a panel ordered, which is also why nobody in this county can honestly promise a rated door the same week.

The installation itself follows the approval drawing rather than habit: the fastener type, its length, its spacing and its edge distance are all specified, and an installer who anchors on muscle memory is producing something that will not pass. The inspector comes to see exactly that, which is why the door goes up after the permit and not before — on a finished installation, proving what sits behind the trim means pulling it off again.

What you keep at the end is a closed permit and an approval reference tied to your address. It is worth more than the door on the day you sell, because it is the document a buyer's inspector asks for and the one that is impossible to reconstruct afterwards.

Hurricane-rated garage door installation questions

  • How long does a hurricane-rated garage door installation take?

The fitting itself is a day. What sets the calendar is the panel lead time and the permit.

    • Panel manufactured to your opening
    • Permit starts only once the approval is in hand
    • Fitting: one working day

Anyone quoting a total without having measured the opening is quoting the fitting and leaving the two long parts out of the sentence.

  • Can I keep my existing opener with a hurricane-rated door?

Sometimes, and the deciding number is weight rather than age.

    • Rated panels outweigh what they succeed
    • An old choice then runs at its ceiling for years
    • We read the rating against the new panel
  • My HOA has to approve how the garage door looks. What comes first?

Settle the appearance review before anything is ordered, because the two reviews are independent and only one of them can be argued with.

    • Take them profiles rated identically
    • Let the choice be appearance alone
    • What the code demands is fixed

In Coral Gables the appearance review belongs to the city rather than to an association, and it has refused garage doors on the record.

  • Does a hurricane-rated garage door lower my insurance premium?

It can, through the wind mitigation credit, and the credit follows what an inspector can verify on a form rather than what you paid.

    • A legible approval reference on the door
    • A permit that was properly closed out

Those two documents are what make the verification straightforward, which is another reason the paperwork is the valuable half of this job.
